Our structural engineers can provide a full range of services from an initial feasibility study though to production of detailed design drawings and calculations.

Working closely with building control, we focus on producing CAD plans that can easily be read and followed by your chosen contractor to allow for a successful build. We generate practical and detailed connections of steel and timber members. 

We carry out a variety of different works from removing of interior walls in small domestic properties, to designing reinforced concrete beams, and designing small bridges. We’re also able to offer structural surveys to locate and report on defects and structural issues and then design any remedial works that may be required.

Steel Design

Our Structural Engineers are able to design a simple beam for a small extension up to large space frame buildings and everything in between.

Using integrated space-frame analysis allows all the structural components of the building to be assessed together to ensure the maximum benefit from load-sharing systems are derived resulting in the most economic member size.

Timber Design

Timber elements are used in the majority of buildings due to its strength and versatility as a construction material it can be used for many different applications.

Its main use is for domestic alterations and new construction, whether its a complete new build with load bearing stud walls and large trussed roofs or a basic elements such as floor joists & rafters. R Elliott Associates regularly use timber for its cost effectiveness in domestic construction.

Timber Frame & SIPS Design

At R Elliott Associates we aim to provide a first class design service for the design of all timber structures, from traditional timber frames to Structural insulated panels (SIPS) We can work as an independent structural engineers with your own architect, or as part of a team that we can assemble for you, including architects, specialist consultants and contractors with whom we can fulfil your ideas.

With our close alliance to SIP panel designers and suppliers, you can obtain a full design and build service from inception to full fabrication drawings using the Kingspan TEK building system.

Planning

We are able to take an idea from concept to completion; we always start with an initial consultation to discuss your ideas and the feasibility of these. Next we will complete a measured survey of the property and generate existing floor plans and elevations, after this we will take your ideas and put these on to paper so that you can see your ideas come to life. Once these have been refined, we will complete all necessary paper work and forms that need to be submitted with the planning application.

We liaise with planning and building control officers to ensure that the necessary approvals are obtained before construction starts.

Dealing with listed buildings can be challenging, however we have been working with historical buildings ranging from domestic and commercial properties, to ancient monuments and churches. Richard Elliott has for many years worked with historical and ecclesiastical buildings and is held in very high regard in this field.

We carry out a variety of works in this sector from, small extensions and alterations to complete new housing schemes and developments. We are able to take on any size job.

We have designed many steel frame buildings for a variety of uses from warehouses, to agricultural barns and grain storage. New Developments

We are able to provide for any new development;

  • Site visits and initial consultations to determine your ideas and the most effective plans and layouts of your new development.
  • A topographical survey maybe required to find the size of the site and define the boundaries and any services that run through the site.
  • Working with the client we can provide high quality plans and elevations to the clients requirements and offer any advice when needed. Our drawings will then be sent to the local authority for their consent.
  • Our experienced Structural Engineers will find effective and optimal solutions for all the structural elements in any new developments.
  • Our detailed Building Regulations drawings show all the technical information specified to be approved by the local authorities, whilst having sufficient information to allow your builder to carry out the build.

Many Local Authorities set a minimum requirement for new developments to achieve code 3 for the code for sustainable homes. As a mandatory requirement SUR1 (Management of surface water run off) these calculations are required to achieve code 3, we are able to provide the hydrological calculations that assess the impact of the new development.

Building Regulations

The Building Regulations are mandatory rules for any new build or alterations to buildings to make them safe, accessible and to help reduce the impact on the environment. We provide suitable drawings listing all the relevant information that is required to gain Building Regulations approval. This information can then be used by the builder to help guide the construction.

Structural Surveys

Structural surveys can be carried out if you are looking at buying or selling your property, or just having concerns about its condition. We are able to conduct a survey to inform you about the buildings condition and why these faults are occurring, and helping to provide solutions to any remedial works that may be necessary.

All the surveys that we undertake will involve a detailed full inspection of the property. A comprehensive technical report will be written after the inspection, detailing all of the defects that were found and listing all the recommended repairs that are required on the different elements of the building. This includes; roofs, walls, chimneys, ceilings, floors, foundations, doors, windows and drainage.

Topographical Surveys

The topographical surveys which we provide are carried out on our own EDM total station, which electronically reads and stores 3D data about the natural and man-made features of a piece of land. This information is then uploaded to our ground modelling software which can produce contours, flow lines and cut and fill calculations. This data can be fully integrated with CAD to allow seamless development of scheme proposals and site plans.

Measured Building Survey

Measured building surveys can be carried out to the client’s exact requirements, we carry out surveys for 1 bed flats up to 60+ room hotels, and this can take the form of basic floor plans to full detailed elevations, plans and sections. The purpose of this survey may be for simple floor plans for space management to highly detailed surveys for redesign and refurbishment projects.

  • Floor plans – Floor plans can be provided for any size of building, the level of detail shown varies entirely on the clients need. This can range from basic layout of walls, doors and windows through to all fixtures and fittings including lights and socket positions.
  • Elevations – Elevations can be generated to show a variety of information from basic positions of windows and doors, to showing full architectural details. We can also provide street scene elevations, which may be required for planning consent.

Sections – Cross sectional drawings can be produced through any part of the building, these can show construction details of roof and floor construction through to architectural details showing cornices and architraves.

Party Wall Surveyors

We are able to act as a Party Wall Surveyor and prepare any necessary documents such as schedules of conditions and notices that may be required. Any building owner who wishes to undertake works which are subject to the Party Wall Act, must follow the correct procedure as laid down by the Party Wall Act. This involves employing a suitably qualified person who is not a party to the works, to lease with both building owner and the adjoin property owners.

We can prepare a schedule of condition of the adjoining owner’s property, so that if any subsequent damage can be properly attributed.

Richard Elliott is able to act as an expert witness in legal disputes.

Flood Risk Assessments

We can undertake Flood risk assessments for single dwellings up to large gas drilling sites.

Flood risk assessments are now required for many planning applications in England, ensuring compliance with planning policy statement 25.

Sustainable Drainage Systems (SUDs) have a role to play in new and existing developments. All different land use changes have an effect on the natural hydrological cycle, and needs to be carefully controlled.

SUR 1 & SUR 2

The Code for Sustainable Homes has been introduced to encourage continuous improvement in the construction of new developments. The code is an environmental assessment method in which a development is rated based on the following points:

  • Energy and CO2 Emissions
  • Water Use
  • Materials
  • Surface Water Run-off (Sur1 & Sur2)
  • Waste
  • Pollution
  • Health and Well-Being
  • Management
  • Ecology

There are 3 achievable levels in the assessment, Code Level 3 to 6. Many councils have started to implement a minimum standard of Code Level 3 or 4 for all new developments within their jurisdiction. This in turn requires an accredited sustainability consultant to oversee the project.

To comply with the mandatory requirements for Surface Water Run-off(SUR 1), an appropriately qualified person is required to carry out hydrological calculations to assess the impact from the new development and to minimise the increase of surface water to local drainage.

Although flood risk assessments (SUR 2) is not a mandatory requirement for the Code For Sustainable Homes, it gains valuable points in which aid in acquiring your required code level.
